What's Happening in the Delaware and Local Housing Market? Summer Update & Fall 2026 Outlook

As summer begins to wind down, you may have heard that the real estate market is “slowing.” But the reality is more nuanced, especially here in Delaware, Chester County, PA, and nearby Maryland.

While the market is certainly changing, homes are still selling, buyers are still making moves, and opportunities exist on both sides of the transaction. The biggest takeaway as we head toward fall? Real estate is becoming more balanced, more selective, and increasingly local.

Nationally: A Shift Toward Balance

Across the country, buyers are seeing more homes come onto the market compared with the extremely limited inventory of recent years. That additional choice, combined with ongoing affordability concerns and mortgage rates, has caused some buyers to become more selective.

That doesn’t mean homes aren’t selling.

Well-priced, well-presented homes can still attract strong interest and desirable properties may still receive multiple offers. However, buyers generally have more opportunity to evaluate their options, and sellers need to be thoughtful about pricing, condition, and marketing from day one.

What We're Seeing Locally

Across Delaware, Chester County, PA, and nearby Maryland, market conditions can vary dramatically by neighborhood, price point, and property type.

Delaware continues to attract everyone from first-time and move-up buyers to retirees and those relocating from neighboring states. Chester County remains desirable for its established communities, location, and amenities, while nearby Maryland markets continue to offer opportunities for buyers looking for more choices.

In highly sought-after neighborhoods where inventory remains limited, a great home can still move quickly. In areas with more available inventory, buyers may have additional negotiating power.

That’s why national headlines don’t always tell you what’s happening in your neighborhood. Sometimes, two homes just a few miles apart can experience completely different markets.

What Does This Mean for Sellers?

If you're considering selling before the end of 2026, strategy matters more than ever.

Today’s buyers are comparing homes carefully, so the listings that stand out tend to have the right combination of competitive pricing, strong presentation, professional marketing, and maximum exposure.
